Maintenance regime
A rule which determines how often maintenance activities are to be performed for an asset or building element.
An asset’s maintenance regime is specified in its linked
activity definition. Maintenance regimes can be:
• Time-based → where preventative maintenance is repeated at predefined intervals;
• Predictive-based → where maintenance is performed on a piece of equipment whenever its counter reaches a certain value;
• Condition-based → where maintenance is performed on an asset or building element after its condition has deteriorated to a certain, predetermined level;
• Non-cyclic → where a building’s condition survey reveals that one or more non-repetitive (maintenance) activities are required, aimed at instantly improving the condition of building elements or assets.
