Condition-based maintenance
Maintenance that is due when a certain predetermined deterioration of an asset’s or building element’s condition is reached. Condition-based maintenance is applicable to assets and
building elements (parts of buildings).
Condition-based maintenance is prepared in > and/or the
Assets TSI, where condition data is added and updated. In the
Assets TSI you can also link a deterioration curve to an asset or building element. A condition-based
maintenance regime is assigned to an asset / building element via a linked standard activity definition or asset activity definition.
Example
• A surveyor inspects the window frames on the outer walls of a building and assesses their condition by awarding each of them a certain condition score. If the observed condition has passed a certain predefined point, condition-based maintenance is required.
• The surveyor enters survey data, including the observed condition score, directly in Planon ProCenter Condition Surveys or in a hand-held surveying device. If he uses a hand-held device, the data can be exported to Planon ProCenter > .
• From Condition Surveys a survey manager processes the survey data to update Asset Management with the latest condition scores.
• In
Assets , the asset’s or building element’s maintenance is prepared in a standard service plan with condition-based standard activity definitions or asset service plan with condition-based asset activity definitions. A
deterioration curve is linked to the asset or building element.
• Subsequently, a maintenance plan is compiled in Maintenance Planner based upon the latest information in Assets . Maintenance activities are scheduled, using the condition-based maintenance regime and the deterioration curve.
• Maintenance orders can be generated to bring the condition of the surveyed assets and building elements to the required standard.
